A Prep Process Built for Florida Sun and Humidity

    Chlorine pre-treatment and pressure wash. Up to 3,000 PSI with a chlorine additive, killing mold and mildew instead of just rinsing them off.

    Acrylic masonry sealer. Sun turns old paint chalky; paint applied straight over it peels. The sealer locks the surface so the new coats bond.

    Crack repair. Hairline and settlement cracks get filled with an elastomeric fibrous patch made to flex under sun, rain and humidity.

    Caulking, all the way around. Stucco bands and window frames get sealed 360 degrees to keep water out.

Exterior Painting Questions

How often should a house be repainted in South Florida?
It depends on the finish and the prep of the last job. Flat loses color faster under Florida sun, while a higher sheen holds it longer, which is why Marcelo goes over the trade-off with you before you pick. Shaded walls that stay damp grow mildew sooner and may need a wash between paint jobs.
Do you pressure wash before painting?

Do you fix stucco and wood before painting?
Yes, and the estimate lists it up front. Hairline cracks get an elastomeric patch, damaged stucco gets repaired, and rotted fascia or trim boards get replaced before paint. Wood replacement and structural repair are charged separately from the painting, each as its own line in the written quote, so you see exactly what you are approving.
What if my color change needs an extra coat?
Going from light to dark (or dark to light) sometimes takes an additional coat. When it does, we stop, explain it and get your approval before any extra cost. No surprise charges at the end.
Do you paint roofs and fences too?
Yes. Roof painting, fences and gates can enter the same contract as the walls, each listed as its own scope item with its own prep.
